CHECKLIST FOR INTERVENTIONS

Checklist.jpg

This checklist has been created as a starter-for-ten for M J Mapp to make interventions below the £10k mark that will elevate the user experience of assets before any specialised research.

MACRO CONSIDERATIONS

London Office Buildings (LDN)

Providing places for restoration will be key to support the high intense nature of 21st Century work.

Mitigating urban and environmental stressors through materiality, amenity design and smart-building tech will be crucial to supporting human wellbeing and productivity.

Safety: Urban workers are said to have higher concerns over their safety after dark.

Neurodiverse initiatives through third spaces

Non-London Office Buildings (UKO)

Work environments need to be representing places of knowledge development. With secondary offices being established in “secondary” cities (hub and spoke model).

Mitigating against environmental stressors.

Mitigating against physiological stressors.

Science Parks (BSP)

The lack of engagement with private investment capital in comparison to city centres is causing problems with talent attraction and retention.

Anonymity and loneliness are exacerbated through longer solo-commutes and low human-to-human chance engagement.

Neurodiverse initiatives through third spaces.

Enrichment, especially necessary if the science park is outside of London.

Mixed Use Campus (MUC)

Inclusive dwell and good wayfinding and site entrances.

Enrichment, especially necessary if the science park is outside of London.

Orchestration and coherence.

Business Parks (BSP)

[In the USA] rural areas have significantly higher prevalence of overweight and obesity, diabetes, coronary heart disease, hypertension, stroke, and cancers than urban areas.

Allowing person development and expression on site given lack of “lunchtime/after-work” options in comparison to urban workers.

Safety.

£10k INTERVENTION CHECKLIST

INTERVENTION BSP LDN UKO MUC RELEVANCE
In large buildings with shared spaces reduce reflective surfaces through softer materials. Ambient noise levels should not be exceeding 55db in areas of dwell with focused human-to-human communication

X

X

X

Reduce noise pollution to lower cognitive load and enhance dwell opportunity
In any area facing a road add biophilic elements to foyers (materials rather than just plants)

X

X

X

Reduce air pollution and toxicity
Use Locale to communicate levels of pollution in area and help advise on ideal exercise/walking routes

X

X

Increase sense of care
In any communal area of the building where there is a lot of human-to-human communication, use CO2 absorbent materials to detoxify the air

X

X

X

X

Reduce toxicity to improve comfort
In offices that have persistent fluctuations in demand for heating and high complaints inspect with occupier advise occupier to use organic materials to regulate temperature

X

X

Impact when hardware cannot be changed
Ensure all doors can be easily opened by a person of weak strength, disability and do not require exertion of force

X

X

X

X

Accessibility and equality
Ensure furniture in communal spaces ergonomically supports older persons and those with disabilities

X

X

X

X

Musculoskeletal injuries and surgery for older members of the workforce – a trend that will only keep rising as the retirement age increases
In buildings with low natural light in communal spaces replace carpet with tiles or wooden floors to encourage light reflection

X

X

X

Increase access to natural light
In buildings with large ground floors, encourage members of the public to use the space for casual work

X

X

Enrichment
Repaint as many communal areas with VOC products such as Airlite

X

X

X

X

Reduce air toxicity for SBS
Reduce LED in communal areas with low levels of natural light and high levels of dwell

X

X

X

X

Improve circadian rhythm
For buildings with high levels of air-con use consider using partial window covering with film

X

X

X

X

Glare leading to heating increase causing irritation
For multi-storey foyers with glass frontages hang plants to cascade that will partially block light, reduce glare and solar gain

X

X

Glare leading to heating increase causing irritation
On buildings with accessible rooftops, a novel way of creating a buildings brand will be to keep bees and produce local honey

X

X

X

X

Improve breathing conditions and hayfever conditions for better general health.
Reduce number of deliveries in the earlier part of days as earlier in the day workers are trying to mitigate cognitive load from journeys and calm themselves to “think”

X

X

X

Unwanted sounds become noise
In areas of high density provide maps of local areas of calm

X

De-stress - improve quality of “care” and sense of place
Give guests to the building a special welcome warm towels, fresh juiced/flavoured water to help with cleansing themselves from the outside world. Too often reception is that you are a threat, not a welcomed guest

X

X

X

De-stress - improve quality of “care” and sense of place
Reduce smoking outside front entrance of building

X

X

X

X

Reduce toxic air for non-smokers and increase dwell for inclusive casual conversation
Use technology for a check-in service. If coming for a meeting, have the ability to pre-request drinks/special services via email (not additional app)

X

X

X

Enhances the reputation of the tenant to their own clients visiting the occupier
Ensure clear and easy access to washroom/refreshing facilities. Ensure there is no need to keycards. Washrooms should be more like a hotel where calm music is played, there is incense providing nice smells, information on events that are on in the building, as well as soft lighting to help a person calm down

X

X

X

Help someone calm down and prepare for a meeting - help give the occupiers a view that their building offers a better service to their clients
For large lobbies based in buildings that have entrances facing the streets, ensure that seating area is not facing the street. Partially cover views through either subject such as film, plants, or even exposed bookshelves

X

X

The added stimuli will impact a guests ability to restoring and calm their system prior to a meeting
Have an area community manager constantly on the move between buildings. They should be walking the site and building as frequently as possible and dropping in check-in reports to heads of offices

X

X

X

X

Decrease distance between space-as-a-service market and traditional property management
Provide best practice routes safety to local amenities

X

X

X

Feeling cared for
For larger business parks, create pedestrian focused routes throughout the site, as well as maps extending outside of the perimeter that allow for exercise, mind-wandering, and team excursions

X

Exercise and breaking up routine
Capture rain water to use on indoor plants

X

X

X

X

Climate change responsibility
In urban environments, opening windows to cool down offices can result to increase pollution. Use biophilic materials that manage heat-to-cooling ratios better. Nature knows what it's doing!

X

X

X

X

Reduce duration to buildings over-heating and resulting in discomfort
